Fugen Constructions was engaged to deliver the refurbishment of 16 accommodation rooms at the Crown on McCredie Motel. The scope of works included the upgrade of all ensuites, a switchboard upgrade, and external painting works. The project was undertaken to improve the quality, safety and presentation of the accommodation while maintaining operational continuity where required.

During construction, unforeseen damage to several existing building elements was identified, including windows, service risers, guttering and sections of asphalt. These discoveries had the potential to impact both programme and cost if not addressed promptly and strategically.

To mitigate risk, the project team proactively investigated rectification options early in the programme, allowing suitable solutions to be identified and costed efficiently. Early engagement with trades and suppliers enabled works to be integrated into the existing construction sequence, ensuring rectifications were completed in a cost-effective manner while maintaining alignment with the original proposed timeline.

The Crown on McCredie Motel refurbishment was successfully delivered to meet all client expectations and completed three weeks ahead of schedule, demonstrating Fugen’s ability to adapt to unforeseen conditions and maintain programme certainty without compromising quality.
